Botswana Property Market Snapshot- October 2026

The Botswana market includes houses, townhouses, plots, farms, multi-family and commercial properties across Gaborone and the surrounding districts. Asking prices vary by location, property type, land size, condition and tenure. Sam Associates' nationwide listings page shows 347 results, and this snapshot summarises the listings that could be read across Gaborone, Kweneng, Kgatleng, the South East, the Southern District, Francistown and the North East, the North West (Maun) and Ghanzi.

  • Gaborone is the price anchor. The median asking price for a house is P1,650,000 across 29 Gaborone houses. Outside Gaborone, the median across 48 houses is P875,000, roughly half.

By bedrooms, the houses that state a bedroom count have these median asking prices: three-bedroom P960,000 (21 houses), four-bedroom P1,600,000 (7 houses), and two-bedroom P475,000 (8 houses).

Region by region

Kgatleng District

The most affordable house market in the sample. Houses in Mochudi, Pilane, Morwa and Bokaa range from P300,000 to P1.3 million. Two plots in Bokaa Central and Rasesa are each asking P1.25 million, and large farms such as a 152,800 sq m property in Malolwane are asking P500,000.

Kweneng District (Molepolole, Thamaga, Kopong, Mmopane)

A broad mix of houses at P300,000 to P1.5 million, plus farms and a commercial property. The largest farm read is a 42,648 sq m property in Diagane, Molepolole, with three bedrooms, at P1.7 million.

Mogoditshane and Mmopane

Family homes, multi-family properties and one townhouse. A five-bedroom house in Mogoditshane Block 7 is asking P1.4 million, a seven-bedroom multi-family property in Mmopane is asking P1.75 million, and a three-bedroom townhouse is asking P7 million.

South East District (Ramotswa, Otse, Mokolodi, Lobatse)

Three- and four-bedroom houses in Ramotswa are asking P850,000 to P1.3 million. Plots near Mokolodi and Sentlhane range from P650,000 to P950,000, and a 639 sq m plot in Lion's Park is asking P1.7 million.

Tlokweng and Oodi

Houses range from P430,000 to P1.78 million. Plots in Oodi and Maratanang are asking P250,000 and P500,000 (the latter under offer).

Southern District (Kanye, Jwaneng, Moshupa)

Houses range from P370,000 to P1.2 million. Plots are the cheapest in the sample, with Kanye and Lejwana plots asking between P30,000 and P500,000.

North West (Maun and surrounds)

The widest spread outside Gaborone. A four-bathroom house in Sedie, Maun, is asking P2.8 million, and a four-bedroom house in Chadibe on a 9,925 sq m plot is asking P1.6 million. At the other end, a three-bedroom house in Nshakazhogwe is asking P140,000. Maun also has the largest asking prices in the sample: a P15 million plot in Disaneng and a P9 million multi-family property in Newtown.

Francistown and the North East

Six listings include a P6 million commercial property in Satelite, a P1.4 million farm in Tonota, a P1.25 million plot in Tati Siding and a three-bedroom house in Monarch at P850,000.

Ghanzi

Four listings, all land except one farm. The farm is asking P2.75 million, while plots in Mamuno, Charleshill and Kalkfontein are asking P550,000, P150,000 and P19,000.

Plots, farms and agricultural land

Among the 18 plots read outside Gaborone, the median asking price is P525,000 (P500,000 if the P15 million Maun plot is excluded). Seventeen farms and agricultural properties range from P260,000 to P2.75 million, with a median of P700,000. Plot sizes vary enormously, from 639 sq m in Lion's Park to 152,800 sq m in Malolwane, so compare price per square metre rather than headline price. Commercial property

Eight commercial properties for sale were read, with asking prices from P230,000 to P9.75 million. The largest are a P9.75 million industrial mixed-use property in Phakalane with five tenanted units, a P9 million double-storey office building in Gaborone's Fairgrounds, and a P6 million property in Francistown's Satelite. Smaller commercial plots in the Southern District and Kweneng are priced from P230,000 to P750,000.

What buyers should budget on top of the price

Sam Associates advises setting aside roughly 5% to 7% of the purchase price for transfer duty, conveyancing, bond registration and deeds office fees.
