High Interest rates by commercial Banks Are Slowing Property Sales

By Sam Associates Botswana - Real Estate Property Advisory

High Mortgage ratesOver the past two years, Botswana's property market has felt the full weight of rising interest rates. Commercial banks across the country have tightened lending conditions, and the result is clear: fewer mortgage approvals, longer selling times, and a cooling demand for both residential and commercial property. For buyers, sellers, and investors, understanding how interest rates shape property sales is no longer optional. It is central to making informed decisions in today's market.

Why Interest Rates Matter for Property Sales

Interest rates determine the cost of borrowing. When commercial banks raise their lending rates, monthly mortgage repayments increase. This directly reduces how much buyers can afford to borrow, shrinking the pool of qualified purchasers. In Botswana, most property purchases rely on bank financing. A small increase in the lending rate can push a dream home or commercial investment out of reach for many buyers. Sellers, in turn, find their properties sitting on the market longer than expected.

The Current Situation in Botswana

Botswana's commercial banks have adjusted their rates in response to both domestic monetary policy and global financial pressures. The Bank of Botswana's monetary policy decisions influence the prime lending rate, and commercial banks pass these changes on to consumers.

Monetary Policy Rate vs. Commercial Bank Rates: The Numbers

At its 30 April 2026 meeting, the Bank of Botswana's Monetary Policy Committee raised the Monetary Policy Rate (MoPR) by 200 basis points, from 3.5% to 5.5%, in a move to strengthen policy transmission and contain inflation, which stood at 10.7% in April 2026 — well above the Bank's 3–6% objective range.

Notably, commercial banks were directed not to increase their Prime Lending Rates (PLRs) in response.Despite this directive, borrowing remains expensive.

Current figures show: RateLevel (2026) Bank of Botswana Monetary Policy Rate 5.50% Average commercial bank Prime Lending Rate ±7.2% Some of Bank Bo PLR 7.01%
Typical mortgage facilities Prime + 2% to Prime + 8% (roughly 9%–15% in some cases even more than this)
This means the borrowing-to-policy ratio — the gap between what the central bank charges and what households and businesses actually pay — is significant.
Prime lending rates sit at roughly 1.3 times the policy rate, and mortgage borrowers commonly pay 1.6 to 2.7 times the MoPR once bank margins are added. Every basis point of margin above prime is money that could otherwise go toward a buyer's purchasing power.Key effects visible in the market include:
  • Reduced buyer affordability: Higher monthly repayments mean buyers qualify for smaller loans.
  • Slower property turnover: Homes and commercial spaces are taking longer to sell.
  • Price stagnation: Sellers are often forced to lower expectations or accept offers below asking price.
  • Cautious investors: Rental yields are being closely compared against mortgage costs, making some deals unattractive.

Impact on Residential Property

For families and first-time buyers, high interest rates create a difficult environment. A mortgage that was manageable at 6% becomes stressful at 9% or 10% even more in somes cases. Many buyers delay purchases, choose smaller properties, or look further outside Gaborone and Francistown where prices are lower. Some homeowners with existing variable-rate mortgages are also feeling pressure, as their repayments have risen even though their income has not.

Impact on Commercial Property

Commercial property is similarly affected. Businesses looking to expand, acquire office space, or develop retail centres face higher borrowing costs. This slows new developments and reduces demand for existing commercial buildings.Investors who rely on financing now require stronger cash flows and longer holding periods to justify purchases.

What This Means for Sellers

If you are selling property in Botswana today, pricing correctly is more important than ever. Overpriced listings are being ignored. Buyers are negotiating harder, and they have more reason to walk away if financing becomes difficult.Working with a knowledgeable property advisor can help sellers set realistic prices, market effectively, and reach serious buyers.

What This Means for Buyers

Buyers with stable income and good credit records still have opportunities. High interest rates reduce competition, meaning motivated sellers may accept reasonable offers. Fixed-rate mortgage options, where available, can also provide some protection against further increases. The key is to get pre-approved, understand the full cost of borrowing, and avoid overextending financially.

Looking Ahead

Interest rates are expected to remain elevated in the near term, but markets do adjust. As inflation comes under control and monetary policy softens, borrowing costs may gradually decline. Buyers and sellers who plan carefully during this period will be better positioned when conditions improve.
